1. What is the Tax Rate for Fiscal Year 2005?
The tax rate has been approved at $5.23 per thousand dollars of assessed value for all property.

2. What period does the Fiscal Year 2005 property tax bill cover?
July 1, 2004 through June 30, 2005.

3. When is payment due?
Payment is due in the tax collector’s office on or before November 1, 2004. Payments received after that date - even if  postmarked by November 1 - are late and subject to interest at a rate of 14% per year calculated from October 1, 2004.

4. To whom should I make my check payable?

5. Can I write one check for more than one tax bill?
Yes, just make the check for the total of all the bills you want to pay and include the collectors copy in with your payment.  If you would like a receipt for your payment include a self- addressed stamped envelope.

6. Can I pay my property tax for the entire year at one time?
Yes, you can pay either the 1st half that is due November 1 or the entire bill, however; at least ½ must be paid by the due date or interest will be charged.
7. I didn’t get my bill, what should I do?
Give us a call in the Tax Collector’s Office and we can either tell you how much you owe or we can send you a statement.

8. How can I change my mailing address?
Call the Assessing Department to advise them of your new mailing address.

9. My mortgage company (or bank) pays my real estate taxes, why did I receive a tax bill?
 Massachusetts General Law requires that all taxpayers receive a copy of their tax bill.  This provides you with the opportunity to review the information on the bill, check your assessed value and the amount of your tax.  If you feel there is some problem with any of these things you then have the opportunity to contact the Assessing Department and discuss them.
Then how does my mortgage company know what to pay?              
Most banks and mortgage companies use a tax service to gather the information about their accounts or they contact us for the information.  If you are concerned about this, you should contact your mortgage company or bank directly to find out how they handle it and if they need any information from you.
